West Hendon is a much-loved part of Noth-West London. It’s sought-after by homebuyers and tenants alike thanks to its wealth of amenities, transport links and appealing properties.

It’s undergoing extensive regeneration

West Hendon Estate is being significantly redeveloped over the next few years; something that is likely to make house prices rise. Along with major improvements, 2,000 new properties will be built as well as new retail and office space. The council’s vision for the area is:

-          To link existing public areas with this part of West Hendon

-          To create a visual connection with the natural surroundings, while respecting the ecology

-          To improve accessibility to Hendon station

-          To transform the area into a thriving residential and business zone

It’s well connected

The closest station is Hendon which is only a few minutes’ walk away for many residents. From here commuters can reach Central London in under half an hour which is welcome news for those who don’t want to spend too long travelling to work each day.

There are also several buses operating in the area and it takes just a few minutes to get to the M1 or the North Circular. This means you’ve got easy access not only to the capital but to multiple locations across the country.

There are lots of green spaces

Residents particularly appreciate the wealth of greenery in and around West Hendon. For example, Freyent Country Park covers 103 hectares and is a scenic spot to enjoy a picnic. The grazing ponies are especially popular with children!

Although smaller, Roe Green Park is no less popular. There’s a playground and a football pitch here plus a walled garden which is regarded by many as a real local treasure. Welsh Harp Open Space is even closer to home and is much-loved by joggers, dog-walkers, sailors and birdwatchers.

It has plenty of good schools

West Hendon is especially sought-after by families thanks to its excellent range of high-performing schools. Brampton College which accepts pupils aged 15 to 19 is often over-subscribed and Menorah High School for Girls saw 88% of its students achieve five GCSE standard passes or above. The national average is 60%. 

The local primary schools are no less popular. Hasmonean Primary School had 77% of its pupils meet or exceed the expected standard for writing, reading and maths, with the national average being 64%. Our Lady of Grace Catholic Junior School is another good example and was recently awarded ‘outstanding’ at Ofsted.

There’s lots to see and do

One of the area’s best-loved attractions is the Royal Air Force Museum which features some excellent interactive displays, real planes and more. Brent Cross Shopping Centre is a short drive away and is perfect for some retail therapy, though of course for a full day’s shopping Oxford Street is well under an hour to get to by train. The proximity of Wembley Stadium is another major draw; not only for sports fans but for those who enjoy live music too.
