    Five Property Estate Sale: From Uncertainty to Completion

    Introduction

    Property sales involving an estate can be straightforward, but they can also become drawn out when several homes are involved, and different parties need to be kept moving in the same direction. In this case, the Executors were responsible for five local properties and had already agreed a sale route with a third party. Unfortunately, the process was not progressing as expected, so they began looking at other options.

    That initial enquiry led to a much wider piece of work for Squires Estates. We visited each property, assessed the portfolio’s likely value, and outlined a clear sales strategy for all five homes. The instruction eventually ran for 18 months, through a number of complications, until the fifth and final sale was completed. It is a good example of the value of having one experienced local agent take ownership of a complicated instruction and stay with it from the first conversation through to the final completion.

    The enquiry came through our website from the Executors of an estate containing five local properties that needed to be sold. By the time they contacted us, they had already agreed to sell the properties to a third party. However, that arrangement had become frustrating and uncertain, with the sale not progressing as they had expected.

    Rather than continue with a process they no longer had confidence in, the Executors wanted to understand what the properties were realistically worth and whether there was a more dependable route to selling them. That was the point at which we became involved.

    The main challenge wasn’t just that we were selling five properties, the Executors needed a clear view of the whole estate before deciding what to do next. They had already invested time in one proposed sales route, so any alternative needed to be practical and deliverable.

    Each property for sale also had to be considered individually rather than treated as part of a single blanket transaction. Values, presentation, likely buyers and the best way to bring each home to market all had to be weighed up. As the instruction progressed, there were further complications within the estate, which meant communication and continuity became just as important as the initial valuation advice.

    We began by arranging to inspect and value all five properties in person. That gave the Executors a proper basis for comparing their existing arrangement with an open-market strategy. Rather than simply supplying five figures, we provided a breakdown of the values and explained how we believed each property should be approached.

    The strategy was designed around the individual homes, while still recognising that the Executors were managing one estate and needed the process to be coordinated. We discussed likely pricing, the order in which the properties could be brought forward, and how we would manage the sales once instructed. The aim was to give the Executors a plan they could understand and have confidence in, rather than ask them to decide based on headline valuations alone.

    Following those discussions, the Executors formally instructed us to sell all five properties. From there, our role became as much about ongoing management as about marketing. We kept the sales moving, dealt with issues as they arose and maintained communication throughout a process that was never going to be completed overnight. Having one team involved throughout the instruction helped maintain consistency as circumstances changed and individual transactions moved at different speeds.

    The Result

    Eighteen months after the Executors first contacted us, the sale of the fifth and final property completed. What began as an enquiry from clients who were being held up by an existing arrangement became a full five-property instruction managed through to the end.

    The process took eighteen months because of the complexity of selling an estate. A tailored strategy and continued involvement are what mattered. The Executors had a clear route forward: a local team dealing with each property and a single point of continuity throughout the process.

    This case underlines an important part of our service: when a property matter is complicated, we do not just provide a free valuation and step away. We stay involved until the job is finished.
